Curb Appeal for next years listings

It is almost Christmas and while most folks are getting ready for family and friends, some of you out there are starting the plan of putting your house up for sale in the spring.

So many steps to include: fixing and repairs, painting, organizing, packing, setting things out that will be left for the Stagers and last but not least…..as a matter a fact a very important part of staging your house is the OUTSIDE CURB APPEAL…..

Curb appeal to those that are confused by what it means and why you need it: It is a very important part of staging that will bring attention to your house and help bring potential buyers into your house to view as their next home. It’s an important step to organizing, cleaning, trimming, mulching and fixing shutters, painting…etc. Making your entrance an invitation to come on in and look around.

I ran across this breakdown of curb appeal from https://www.openlistings.com/blog/getting-real-with-curb-appeal/

It is an interesting blog post explaining the steps to curb appeal and what it really means. I hope you find it as useful as I do with my clients.

Merry Christmas and please take time to breath and enjoy the season. Once Jan. 1st comes along, get busy on organizing and getting that house ready for the new buyer!

Happy to answer any questions you may have, drop me a line.

Southern Charm on the Chesapeake Bay

This beautiful Colonial Revival home sits across from an amazing view of the Chesapeake bay. The home had character and charm but needed a little something extra to help her have the regal appeal she deserved to match the view she looks over each day.

Beginning in the cold months of January we had our challenges of working on a breezy waterfront property, but will power and vision of what was to be revealed kept us going.

She now sits proud, regal and beautiful with new windows and lead stained glass doors to let in sunlight. A gorgeous midnight blue plank siding gives her the color of the deep sea. Let’s not forget those amazing porches with outdoor ceiling fans and comfortable sitting, allow you to experience the true Southern charm of a warm breeze over the Chesapeake Bay.

Landscape foundation plants surround the lower porch and will grow tall around the edges to reach up to the new porch roof line. Hopefully to be followed by a circle drive later on in the next project.

I truly love what I do for a living. I get to help beautiful things become more beautiful and I am grateful.

Thank you for reading and keeping up with U&I’s latest projects.

Landscape Design on the Lafayette River

U & I has completed an exterior design for a returning client.  I can’t think of anything this designer loves more than a returning client and referrals.  We had a long hard job ahead of us but with lots of planning, researching, sub contractors, and ingenuity the job is almost complete with a few minor details to be worked out.  Of course, with all designs things flux and change once the job begins and quick decisions and solutions can be brought together to please the client.  I am happy to say the clients are thrilled with their new view of the Lafayette.

Sea Cloud Beach House ready for rent

U & I had the pleasure of decorating an entire 3 story beach house in the Outer Banks area, Southern Shores North Carolina.  We were blessed with two of the sweetest clients I have ever come across.

The home is located just minutes from Duck, Corolla, Kitty Hawk, Nags Head.  Manteo and Hatteras are a short drive.   Her name is The Sea Cloud…..You can walk to the beach front via a path in the back beside the beautiful pool and hot tub or a quick drive around the block for a beautiful stay in the OBX.

This house has it all…..7 bedrooms, 8 full baths 2 1/2 baths, elevator, media room, game room, billiard room, full kitchen, kitchenette, and wet bar.  U & I created a Nautical casual elegance with a Cape Cod lighthouse and Ship theme…Nautical Deep Navy blues, Rich Reds, and Classic Taupe flow through each room with details in accessories and accent walls.  The Client has listed the home with Twiddy Realty in Duck North Carolina.  You can have a sneak preview of the property via their link.  Enjoy the slide show or click on each photo to enlarge for detail.  All amenities in this gem…..you won’t want for a thing….Beautiful sunrise over the ocean view on the upper decks and sunsets on the front decks….games galore for the whole family to enjoy….electronics will have you thinking you’re in a real movie theater in the media room.  TV’s in every room for quite movie watching or catching up on the news time alone.  Beachy landscape and rock have been added to the landscaping which are not shown in the house photo as of yet.  The pool photo will be up dated as well with the new hot tub and beach loungers in red and blue.  More photo’s coming next week.

I would like to give a special thank you too Daniels Homeport Toni Shallop for her fantastic customer service.  I recommend her assistance to anyone that goes into this store.  As well as thanking my two very good friends Natasha Clarke and Kristen Doughtery for lending a hand.  My wonderful carpenter/handyman husband Chris…..your support is everything to me.  The fabulous sub teams of OBX….I could not have accomplished this beautiful makeover with you.

Let us know what you think of our make over in the OBX……….

Deborah and her Team at U & I worked very hard on this intense Top to Bottom seasonal rental project but the reward came when the clients walked through the home at the reveal with eyes wide and full of appreciation.  Another satisfied client at U & I.
