Redesign by U&I Decorate

Farmhouse Chic redesign

Our latest project for U&I was a lovely gal named Shanda who has a designers eye but needed some professional design help with demo, placement, and a whole new kitchen design. She handled the rest of the house remodel in living room, dining room, and bedrooms with a small amount of guidance on how to’s on DIY to save on the budget. Love that aspect of clients that want to do things themselves but need professional guidance….I’m glad to help. We are there anyway so why not! I love the Get it girl attitude and #girlswithtools are sexy

She was interested in two listing and gave her real estate agent with REMAX realty a call for a showing.  Visiting properties with clients is something I have been doing for a while to discuss options of redesign as they go.

I, (Deborah Lutz, Interior Designer for U&I Decorate) visited both properties and gave design options for each redesign and a quick monetary value of each upgrade as we went…..she let me know as we walked the properties what her needs were and of course several pages of wants.

It didn’t take her long to make a decision and closed on the house she wanted. She called us up at U&I and said let’s get started.

One month later, lots of meetings and notes we were ready for demo and hard work. My subcontractors were scheduled ahead of time and ready to get to work. We finished with a beautiful product to hand over to our happy client. It was amazing working with Shanda. I loved doing the Farmhouse Chic design. We used a great stove hood from Houzz.com with a white subway tile from Home Depot. It turned out spectacular. Vinyl plank flooring from Mannington was used for a 100% waterproof floor and we matched the color and style to existing hardwood oak floors in dining room.

Main objective in the kitchen redesign budget was to use existing cabinets and do a larger layout by adding additional cabinets and painting them all white with an oil based paint from Sherwin Williams. Shanda took care of the window treatments through Home Depot with their Bali line of roman shades.

A special thanks to my crew, for I could not do what I do without them, hence the name U&I:

Bates Construction, Dixon Custom Paints, Nick’s Plumbing, McKown Heating and Cooling, Gaskins Tile, Prosource, Ashley Home Store, Kirkland’s, Absolute Kitchen and bath for countertops, and Home Depot

I will be happy to share our Sherwin Williams color palette and products used….just drop me a line.

A mind for refresh, reuse, rethink, redesign,

Deborah

We of course were happy to help…..

Plum colors can be energetic or relaxing.  You can use them in any location. We had a master bath painted a muted purple in my last home…it was called mesmerized and everyone loved it.  I paired it with bright white bead board and trim, chrome metals, antique claw foot tub, antique milk glass sconces that were hand rubbed with silver, and a hand rubbed silver polish on an old antique piece I used for the vanity.  Finishing it off with an onyx vanity top, teak wood floor and a ceiling painted like the sky WITH a sky light….smashing success.  I miss that claw foot tub!

Love it or List it by U&I

Love it or List it project:

Our new clients called Judy Boone Realty regarding the decision to list their home or fix it up.  Judy called U&I Home Decorating and Staging because she knows we specialize in several options for staging and remodeling.

We discussed options and budget with the client and they decided to go with remodeling to a certain point and then decide if they were going to List it or Love it.

Plans began in Oct. 2012, finalized in Dec. 2012 and began in Jan. 2013.  Several completions points where made in the remodeling projects along the way to create a listing option for the client or a re-evaluation point for them. At each point they wanted U&I to continue.

THEY LOVE IT.  With the help of our supporting sub contractors, U&I have given the client a beautiful home on their waterfront property to love for many years to come.

Projects completed for the client consists of a new HVAC system with all duct work complete with gas lines, weather proofing all over, new siding and gutters, new windows, new kitchen with an open wall concept, custom table top built into cabinetry, custom radiator covers, new flooring throughout downstairs in wood and porcelain tile, new leather furnishings, lighting, art work, accessories, Karastan wool rugs, ancient marble wall color from Sherwin Williams, new Kettle sun room furnishings, Bali faux wood blinds throughout, all new closet system shelving, upholstered dining chairs in a Ikat fabric from Second Yard with matching pillows for sofa, new ceilings, a makeover to the both bathrooms; the downstairs a complete remodel, and a clean up and face lift to the landscaping; which is still in progress.

Thank you Judy Boone of Judy Boone Realty for offering U&I the role creating a complete new living environment for the happy owners.

U&I like to support LOCAL Hampton Roads employment,  and offer our thanks to all of our supporting Sub Contractors: Construction with Robert Bates Construction with Bobby Bates, Larry Dudack and Michael, PSD with Shawn Ford, Mike Jagow, Mickey and Cindy with MC Bryd Flooring, Dixon Paints with Jason and the Boys, Tile work with Alan Gaskins and Chris, Electrical with Wade Casto and Floyd, WT Anderson (gutters), Sea-thru Windows, Decorum furniture, Mark Gonsenhauser (Diane Samareh), HVAC Warehouse, Lowes, Home Depot, Second Yard, Innerspace Closets, Boo butcher block, The Kellisons for miscellanous labor, and my wonderful and supporting husband Christopher Lutz for all sorts of areas in this process.
